Every cleaning visit becomes a timestamped, SHA-256 sealed compliance record — legally defensible, immutable from submission. Operatives log inspections via progressive web app; areas are captured one by one against a named inspection template. The 47-rule regulatory cascade routes each observation across five categories: damp and mould, fire, electrical, building condition, and other. Two-channel SES notifications fire to managing agents on hazard detection. Real-time dashboards show building condition for managing agents and admin. Built from the cleaner up.

Organisation model and role-based data filtering

The data isolation and permission model that allows multiple managing agents to operate within the same platform without seeing each other's buildings. User invite flow for managing agents to onboard operatives and contractors. Cross-agent ownership isolation: each managing agent sees only their buildings. CSRF protection. The structural work that makes a multi-party pilot safe to run.

Foundation proves the record exists. Structure proves what it means. Three proprietary scoring algorithms turn occupation-phase data into the sector's first defensible performance ratings. For the first time, a managing agent's response times, a contractor's attendance record, and a building's compliance history become portable, comparable, and accountable. This is CleanReports' primary intellectual property — and the moment the platform becomes a market standard, not just a compliance tool.

The CleanReports score meets the outside world. Envelope ingests external intelligence — Companies House filing history, RSH regulatory ratings, fire and rescue service enforcement notices, BSR higher-risk building status, First-tier Tribunal decisions — and wraps it around the internal compliance record. A building's score now reflects not just what the operative observed, but what every regulator, tribunal, and certification body has on record.

Performance data accumulated across hundreds of buildings unlocks something no competitor can replicate — a quality-assured directory of managing agents and contractors, ranked by real compliance records rather than reviews. The data built the score. The score builds the market.

The long-term infrastructure thesis: aggregated, anonymised compliance data from hundreds of buildings becomes a licensed data product for insurers, lenders, pension funds, and government bodies making decisions about residential building risk. The structure exists in the schema. Commercial development depends on scale and regulatory conditions that don't yet exist. We include it here for transparency — this is the investor narrative, not the product plan.
